Property Development

McDougall Reidy & Co has been involved in the development of a number of significant industrial property projects for clients. These range from the redevelopment of existing buildings to the construction of new build premises.

Managing Director and principal shareholder

Greg has a background in property development, investment and funds management. He is responsible for the management of the firm’s property and asset development projects.

In his previous role he was Joint General Manager of NZX-listed specialised industrial property investment company Property for Industry (PFI). PFI’s portfolio is primarily comprised of industrial properties and its major tenants include large enterprises such as Fisher and Paykel Appliances, Fletcher Building Products and Ebos and DHL Supply Chain. Rental and management fee income from PFI’s 83 investment properties represents nearly all of the group’s operating revenue.

Working with Haydn & Rollett Construction, the firm recently completed a modernisation of a worse-for-wear 1940s warehouse at 21 Hobill Avenue in Wiri. The new complex houses truck trailer manufacturer Fruehauf and is expected to be home to a significant employment base.

Investment

The McDougall Reidy & Co team is experienced in property development, investment and funds management. We work with a wide range of clients including private individuals, superannuation funds and institutional investors.

The company’s portfolio is primarily composed of industrial properties and its major tenants encompass large enterprises such as Fisher and Paykel Appliances, Fletcher Building Products and Ebos and DHL Supply Chain. Its properties are all located in New Zealand and rental and management fee income represents nearly all of the group’s operating revenue.

Originally from Auckland, Simon has a background in property development, investment and fund management. Most recently he was Joint General Manager for listed specialised industrial property investment company Property for Industry Limited, where he was responsible for developing and managing the PFI asset base. He was also Auckland Manager for Capital Properties New Zealand Ltd until 2006, when the company was taken over by AMP Capital and many of its assets transferred to the AMP Capital Property Portfolio.

Funds Management

McDougall Reidy & Co has played an active role in property development and investment. It has also been involved in funds management. It is a significant shareholder in NZX-listed property vehicle Property For Industry, which has developed high-end industrial properties and onsold them to largely institutional investors such as Goodman Property Trust. Managing director Greg Reidy and two associates own just under half of the management company for PFI, which pays a fee on each property in its portfolio.

Commercial Property Management

A significant portion of the McDougall Reidy & Co portfolio consists of commercial properties. These include retail and office buildings as well as industrial property and development sites. Two flagship Auckland projects, the Slider building in Stanley Street and the Carlaw Park Commercial Precinct at the bottom of the Parnell business district have recently received industry recognition for innovative design and sustainability initiatives.

Nick is an experienced fund manager and has worked in property and property funds management for over 20 years. He joins us from listed specialised industrial property investment company Property for Industry Ltd, where he was Joint General Manager for the last four years.

PFI is New Zealand’s only listed property vehicle focused on the industrial sector. Its portfolio of 83 properties is spread across New Zealand with most of its assets located in Auckland. The company is managed by PFIM Limited which has subcontracted McDougall Reidy & Co to manage its property and istrative management services.
